The Algarve is too small to fight over postcodes. Our network gives independent agents a clean way to work together — shared stock, agreed splits, and a single point of contact for every shared mandate.

Every active 37.8 listing is open to network agents to introduce on standard co-broking terms. Same applies in reverse.

Standard 50/50 on shared deals, with sliding scales for repeat introductions. Every term is published and protected in writing.

A single CRM, one set of property files, one viewing calendar — all white-labelled for each network member.

Published. Predictable.

No surprises, no negotiation games. Every network agent works to the same headline terms — and the published terms are what we'll defend in writing on every introduction.

50/50

On all shared mandates, paid at completion. Buyer-side introducer receives 50% of net agency fee.

Repeat introductions
55/45

For a network agent's third or later completed introduction in any rolling 12 months. In their favour.

Joining fee
€0

No joining fee, no minimum volume. Network access is by invitation and reputation only.

Licensing
AMI only.

Every network agent holds a current AMI licence (Portuguese estate agent registration). Verified annually.

Four steps. No friction.

From first contact to your first completed introduction, the process is built to remove the moments that usually break shared deals.

Apply

Send your agency details, AMI number and a brief on your typical client. We respond within five working days.

02.

Onboard

One 30-minute call. We share the network terms, the CRM access and the live mandate file. Done in a day.

03.

Introduce

Bring your buyer to any 37.8 listing. The mandate is logged the moment we hear from you — every time, with date and timestamp.

04.

Close

We run the transaction, you stay in the loop. Split is paid net at completion, on signature day.

04 — Gatherings

We meet.

Two cadences. The first Friday of every month, the network gathers casually for drinks at HQ. Four times a year, we sit down properly — the quarterly assembly is dinner, the market read, and a long table.

Drinks, conversation and a soundtrack on the first Friday of every month. Open to every network agent and a guest. The deal table is the long bench inside the cafe — bring stock to share, buyers to mention, problems worth solving.

The quarterly assembly.

A larger, more deliberate gathering four times a year. The market read for the previous quarter, a structured Q&A with someone from the industry, and a long lunch around a private table. Every network agent invited; partners welcome on the second and fourth.
